Scarborough house prices outperform rest of Yorkshire with 4% increase

House prices increased more than average for Yorkshire and The Humber in Scarborough in July, new figures show.

The boost contributes to the longer-term trend, which has seen property prices in the area achieve 5.5% annual growth.

Over the month, the picture was better than that across Yorkshire and The Humber, where prices increased 1.5%, and Scarborough outperformed the 0.5% rise for the UK as a whole.

Over the last year, the average sale price of property in Scarborough rose by £8,900 – putting the area fourth among Yorkshire and The Humber’s 21 local authorities for annual growth.

The best annual growth in the region was in Ryedale, where properties increased on average by 7.7%, to £250,000. ​

At the other end of the scale, properties in Bradford dropped 0.4% in value, giving an average price of £138,000.

Buyers paid roughly the same as the average price in Yorkshire and The Humber (£171,000) in July for a property in Scarborough.

Across Yorkshire and The Humber, property prices are low compared to those across the UK, where the average cost £238,000.

The most expensive properties in Yorkshire and The Humber were in Harrogate – £288,000 on average, and 1.7 times as much as in Scarborough. Harrogate properties cost 2.5 times as much as homes in Hull (£117,000 average), at the other end of the scale.

Winners and Losers

Owners of semi-detached houses saw the biggest improvement in property prices in Scarborough in July – they increased 4.2%, to £179,765 on average.

Over the last year, prices rose by 6.6%.

Detached: up 3.9% monthly; up 6% annually; £263,104 average.

Terraced: up 3.7% monthly; up 5.7% annually; £145,308 average.
