Plans for new homes in Scalby, near Scarborough, revised after public consultation

Plans for new homes in Scalby have been revised following public consultation, with the number of properties proposed reduced from around 100 to up to 90 homes.

Hallam Land, a subsidiary of Henry Boot plc, is bringing forward proposals for land off North Street, Scalby, which would deliver a mix of market and affordable homes designed to meet local needs.

The reduction in housing numbers represents a 10 per cent decrease from the initial plans shared during consultation last year, reflecting feedback received from residents and stakeholders.

The proposals would provide a range of property sizes and types, including homes suitable for first-time buyers, families and older residents, alongside affordable housing available for rent and shared ownership by local people.

An Outline Planning Application has now been submitted to North Yorkshire Council, following the completion of technical work including highways, ecology and drainage assessments.

Hallam Land Executive Director, Rebecca Wasse, said: “We would like to thank everyone who took the time to attend our consultation and share their views.

"As a direct result of that feedback, we have reduced the number of homes proposed on the site to up to 90.

“There is a clear and pressing need for new homes across North Yorkshire, particularly in the former Scarborough borough, where the council’s own figures show a significant shortfall in Housing Land Supply.

"This site represents an opportunity to help meet that need by delivering both market and affordable homes in a sustainable location.”

North Yorkshire Council’s latest figures show that the former Scarborough Borough area currently has just a 2.7-year housing land supply, well below the national requirement for a five-year deliverable supply.

The emerging plans include vehicle access from North Street, enhanced landscaping and green space, retention of existing trees and hedgerows, a children’s play area, sustainable drainage features and improved walking and cycling links.

A consultation event was held in October last year and a leaflet to update the community on the proposals was distributed in December 2025.
