Zoopla has published data showing the percentage of homes in each local authority across the UK that increased or decreased in value between December 2024 and December 2025.
According to its figures, 58% of homes in Yorkshire and the Humber saw their value increase, while 25% saw a decrease. In the UK as a whole, 49% of homes went up in value, with 31% going down.
In Calderdale, 77% of homes increased in value, which was the biggest percentage in the whole of Yorkshire.
As well as Halifax, home to the stunning Piece Hall, popular areas of Calderdale include Sowerby Bridge, Brighouse and Hebden Bridge.
Calderdale has been described as one of Yorkshire’s most ‘underrated’ areas, thanks to its stunning countryside and picturesque small towns.
Below are the 13 areas of Yorkshire where the biggest percentage of homes increased in value between December 2024 and December 2025, according to Zoopla’s own monthly valuations. They are listed in reverse order.
We’ve also included, where available, the latest house prices and annual percentage increases for each area, according to the monthly UK House Price Index published by the Office for National Statistics (ONS).
This data, for the year ending in October 2025, is based on Land Registry figures for completed house sales.
While the ONS figures tend to be more reliable than other house price statistics, they don’t always reflect the very latest trends.
